Address Downtown sits at the epicentre of Dubai's most photographed scene: directly facing the Dubai Fountain and Burj Khalifa Lake, connected by covered walkway to both the Dubai Mall and Souk Al Bahar. If you want to wake up with the Burj Khalifa outside your window, watch the Fountain from your room, and walk to the world's tallest building in ten minutes, there is no better positioned hotel in Downtown.
The hotel opened in 2008 as part of Emaar's Downtown development — Emaar built the Burj Khalifa, the Dubai Mall and the Dubai Fountain, then built Address Downtown to sit at the heart of it all. The brand has since expanded to Address Sky View (the Cé La Vi sky pool hotel), Address Beach Resort (the JBR High Up infinity pool), and others — but the original Downtown property remains the flagship and the most sought-after for its location.
The rooms are well-executed contemporary luxury: large windows, marble bathrooms, warm colour palettes. The Fountain-facing rooms and suites are the reason most guests book here — watching the Fountain show at 6pm, 7pm and 8pm from your room without moving from the sofa is an experience that no amount of words adequately conveys. If you can stretch to a Fountain view room, do it.

Is Address Downtown the right Downtown hotel?
For the Fountain view: yes, definitively. There is no other hotel in the world with this view. If the Burj Khalifa and Fountain are central to your Dubai experience — which they should be for any first-time visitor — staying at Address Downtown with a Fountain-facing room means watching the nightly fountain shows from your room, hearing the music through the double-glazing, and waking to the Burj Khalifa in your window. Nothing else in Dubai replicates this.
Value comparison: The price premium over equivalent 5-star hotels in Downtown (JW Marriott Marquis, Sofitel Downtown) is significant — you're paying 400–600 AED more per night for the location and views. Whether that's worth it depends entirely on how central the Fountain and Burj are to your trip. For one-time visitors on a special occasion: yes. For regular Dubai visitors who've done Downtown before: consider the better value alternatives.
